Dubai Villa Rental Prices Remain Stable in Q409

  • Investors Are Seeing 10% Annual Returns on Buy-to-Let Villas in Victory Heights 


 
Rental prices for villas in Victory Heights have remained stagnant for the past quarter, signaling a return of stability to the high-end sector of the real estate rental market, it was announced by the developer today.
 
Rental prices for a luxury four-bed townhouse in the development, which is part of Dubai Sports City and surrounds the award-winning Els Club golf course, are sitting at AED140,000 per year, while a more spacious four-bed villa in the development will costs AED200,000 per annum.     

“The villa rental market has stabilized this quarter and we are anticipating a small upward movement in prices for 2010,” said Yasser Al Raee, General Manager at Victory Heights.  

“What this signals to potential investors in Dubai’s buy-to-let market is that the luxury-end of the villa market is still a safe investment. Those who bought off-plan in Victory Heights have now taken ownership of their properties and are seeing annual returns on rents of 10 percent, which is the normal market return on an investment like this,” he added.
 
“The message is, that despite the global economic slowdown, investing in a buy-to-let villa in Victory Heights still makes good business sense,” Al Raee concluded. 
 
Victory Heights has handed over 310 villas in the past six months, marking a significant milestone in the delivery of the 961-unit development.
 
Victory Heights has also seeing growing demand from buyers for family-sized villas in the last quarter too – which resulted in a 20 percent price hike in Q309 that has remained stable for Q409.
 
Victory Heights’ villas are built in three different styles; authentic Spanish Andalusian, bold Mediterranean, and classic European styles, and many have views of the Els Club course which features gently rolling fairways, lakes, and grass swales. Regular community events, such as BBQs, are also held for residents as part of Victory Heights’ commitment to fostering a strong community spirit.
